Can a new residential building be inserted in close proximity to existing buildings without compromising issues of privacy and overlooking?
Our concept for a circa 6,000 sq. ft. residential scheme East Croydon, South London, comprises of extensive rear extensions to two neighbouring properties and a new building with 3 flats on a rear infill site .
The courtyard or ‘street’ between the two properties performs as communal amenity space to ground floor flats. Windows and entrances are carved into solid volumes and inset to create a buffer between communal and private spaces.
At first floor and above, the new building is clad in expanded metal mesh. Mesh screens to secondary windows, mimicking the language of dormers, allow light to penetrate interiors whilst obscuring views out in order to mitigate overlooking of adjacent buildings.
