MATA were appointed by a developer client seeking to maximise the rental value of a 3 storey, mid terrace property located above a cafe on Clerkenwell Road, in the Hatton Garden Conservation Area.

We achieved planning approval to convert the single family dwelling into 3 individual, high-end studio flats for rental, including extensions at first and third floors.

Our concept design exploited the existing staggered floor plates to create two distinct zones; eating & sleeping, within the otherwise open plan studios. All flats benefit from front and rear aspects and enjoy great levels of natural daylight.

A continuous ‘living wall’ of bespoke joinery stretches from the front to the rear of each floor housing all essential components for living. Kitchen fixtures and cupboards transition to general storage, a dressing area, a fold up bed and further storage in the living space.

Client Testimonial

“The idea was instead of a single dwelling we would try to make three studio apartments. I didn’t have a lot of time and I really needed an architect who could run with the project. MATA’s idea of this ‘living wall’ unlocked the potential that we had in the building to create three very attractive usable apartments.

They worked very hard to get this job done in record time and on budget.”
